Terms of Service

The service

DeedScope organizes publicly available Florida county foreclosure and tax deed auction calendar records into a searchable workspace. DeedScope is a research tool. It is not a broker, title company, law firm, or financial adviser, and nothing in the service is legal, tax, title, or investment advice.

Accounts

You must provide an accurate email address and keep your password confidential. You are responsible for activity that occurs under your account. Tell us promptly if you believe your account has been used without your permission.

Accounts are for a single user. Sharing credentials, or reselling, redistributing, or systematically extracting the record data, is not permitted and may result in suspension.

Trial, billing, and cancellation

New accounts include a 30-day free trial with no card required. After the trial, continued access costs $5.00 per month, billed monthly in advance through Stripe. We do not store your card details; Stripe processes and stores them.

You can cancel at any time from the Billing tab in your dashboard. Cancellation stops future charges and your access continues until the end of the period you have already paid for.

Because access is granted immediately, we do not provide partial-month refunds. If you were charged in error, or something went wrong on our side, contact us and we will make it right.

We may change pricing with at least 30 days notice by email to the address on your account. Continuing to use DeedScope after a price change takes effect means you accept the new price.

Accuracy of the data

Auction records are collected automatically from public county sources and are refreshed on a schedule. Sources change their formats and correct their own records without notice, so DeedScope data may be incomplete, delayed, or wrong.

You must independently verify every record against the official county source before acting on it. See our public records disclaimer for the full statement.

Availability and changes

We aim to keep DeedScope available but do not guarantee uninterrupted service. We may modify or discontinue features, and we may suspend accounts that abuse the service, attempt to bypass access controls, or place unreasonable load on the system.

Limitation of liability

DeedScope is provided on an as-is basis without warranties of any kind, to the fullest extent permitted by law. We are not liable for any bidding, purchase, or investment decision made using the service, or for indirect or consequential losses.

Where liability cannot be excluded, our total liability is limited to the amount you paid us in the twelve months before the claim.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict of law rules.
