Where the data comes from

DeedScope aggregates foreclosure and tax deed auction calendar records published by Florida county clerk and tax collector auction sites. We reformat and index those records; we do not create, certify, or validate them.

Why it can be wrong

Records are collected on an automated schedule, so anything published, corrected, cancelled, or rescheduled between runs will not be reflected yet. Counties change their site structure and their own data without notice, which can cause fields to be missed or misread.

Auctions are frequently cancelled, postponed, or settled before the sale date. Opening bids, judgment amounts, and assessed values change. Treat every figure in DeedScope as a starting point for research, never as a confirmed fact.

What you must do before bidding

Confirm the auction date, status, and terms directly with the county's official auction site. Verify the parcel identifier, legal description, and property address with the county property appraiser.

Obtain a title search and confirm what liens, encumbrances, or superior interests survive the sale. Understand the redemption rights that may apply. Inspect the property and confirm occupancy status.
